From listening to your podcast what I gather is that you close on your wholesale deals first, then resell to your buyer? Do you ever think about listing your wholesale deals on the MLS? There was a guy in Texas who always did a flat fee listing with his wholesale properties to get the highest price.

We actually rarely ever close on our wholesale deals…….but the reason we leave some money on the table at times is so that we can build long term business relationships with our wholesale buyers. By having people who will buy anything we bless without even looking at it themselves allows our business to run much smoother with all of the volume that we do.
With that said if we feel that it would be much better to just list a property as a fixer on RMLS then occasionally we will do it…….but it just depends on how many of our own projects we have going and our capital position at the time.
